London Borough of Barnet

Brent Cross & Cricklewood Regeneration Area
The Brent Cross Cricklewood regeneration covers 250 acres in North West London. Over the next 20 years a new town centre will be developed, creating 27,000 jobs, 7,500 new homes, a transformed Brent Cross Shopping Centre, a substantial new commercial district, a new high street and exceptional parks and open spaces.

It will also deliver the largest investment in transport infrastructure and community facilities in the
area’s history, including modern new buildings for three schools, two new health facilities, a new leisure centre, a new train station on the Midland Mainline, a new bus station and significant improvements to road junctions, pedestrian links and cycle routes. Click here for more information.

West Hendon
This is part of the Cricklewood, Brent Cross and West Hendon regeneration scheme, but will progress independently as the first phase. Plans see the creation of 2,200 homes overlooking Brent reservoir, a new town square and improved transport links on the western edge of the borough. A planning application has been submitted and the first new social rented homes are programmed to start on site in 2006/07. Approximately £450 million investment is planned over the following years.

Colindale Development Framework Area
Colindale is one of the most deprived wards in Barnet. The area does however possess a number of development areas that could collectively transform its character and appeal. The Framework provides an overall spatial strategy to enable the council to properly plan the area and guide major developments.

The Framework address health facilities and services, education, community facilities, transport, employment, crime, open space and Section 106 contributions.

The sites that have been programmed for development include Grahame Park, RAF East Camp, Tube Station/Station House, Colindale Hospital, Barnet College and Middlesex University.

Grahame Park
A radical rebuilding programme is planned to transform this estate over the next 15 years. The borough's largest council estate, Graham Park, is both geographically and socially isolated. On Graham Park itself over 3,000 new homes will be built, with improved transport links and new retail and community areas.

RAF East Camp
This former aerodrome presents an excellent opportunity to open up a key brownfield site to deliver significant new housing and jobs for the community. An application for 2,800 new homes and a wide range of commercial and community facilities including substantial infrastructure improvements was recently approved by the council and subject to clearance from the Government Office for London, work is likely to commence late in 2005.

Stonegrove & Spur Road
This scheme will see the creation of a new neighbourhood of 1,355 homes overlooking the green belt and integrated into the surrounding area. This proposal will develop a high quality environment replacing and improving supporting facilities. At the same time, the existing Edgware school will be replaced with a new Modern Academy.

Business Development Pilot in Golders Green
In 2004 the first phase of the Strategic Development Unit's business development strategy for Golders Green was funded by The London Development Agency. The strategy aims to unite the business community and the council in partnership, working together to improve the environment and raise the profile of Golders Green as a retail and business destination.
 
Mill Hill East (incorporating Inglis Barracks)
The London Plan has identified the Mill Hill East area as a site for intensification in North London, incorporating around 38 hectares of land. The London Plan proposes that 2,000 new homes could be built by 2016 and 500 new jobs created.

N12 - Entertainment, Retail and Cultural Industries
The N12 project in North Finchley plans to expand choice of leisure and entertainment opportunities within the town centre for both day and night. The £38 million Artsdepot cultural and residential development, which opened in October 2004, will act as a catalyst to this development of evening economic activity.

Dollis Valley
The plans for this estate will link it to the surrounding area and take advantage of its excellent location on the edge of the Green Belt. The redevelopment will include additional homes, new community facilities and the re-provision of Barnet Hill Primary School.

 

London Borough of Enfield

Palace Exchange
Palacexchange will provide a vibrant and exciting retails and leisure environment, anchored by three major retailers and fed by its own parking facilities. The Palacexchange retail scheme will build further upon Enfield's Town Centre. Current retail space amounts to 454,000 sq ft, this scheme will provide 150,200 sq ft of new retail space, 22 retail units, a multi-storey car park and 65,000 sq ft for leisure and cultural venues. The scheme centres on the area between three anchor tenants (Marks and Spencer, Pearsons Department Store and Woolworths), over 50% of the available space in Palacexchange is already taken by retailers including Next and TK Maxx. Palacexchange will also provide a new state of the art 550 space multi-storey car park connected to the scheme via a covered pedestrian bridge. In addition to this the scheme will bring major traffic improvements, new pedestrian areas, public transport facilities and new leisure opportunities. The large cultural venue will include a library, arts centre and museum, which is predicted to attract up to 1/2 million visitors a year, reinforcing the attraction of Enfield town centre.

Link 25
With potential for up to 480,000 sq ft of bespoke distribution, warehouse or production facilities, all this less than a mile from J25/M25. Link 25 represents one of largest design and build sites available throughout North London and it's locations lends itself to being a flagship development; close to the industrial heart of North London at Brimsdown and neighbouring the science and business park at Innova.

Central Leaside
110 acres of brownfield sites including 42 acres of vacant sites for mixed use developments and the creation of 1500 jobs.

Edmonton Green
This Enfield residential and shopping centre is in the process of undergoing major developments. Already the market square has been refurbished at a cost of £2.2m. A £28m construction programme will see a new 25 stand bus station, primary care centre, council run leisure centre and 173 residential units. There will also be a new 66,000 sq ft Asda foodstore, additional retail units, 20,000 sq ft bingo hall and flat level car park.

Johnson-Matthey Site
Develop the Johnson-Matthey site in Brimsdown, 9 acres and a projected 400 jobs.

Chase Farm Hospital
A new purpose built development on the Chase Farm site comprising a diagnostic and treatment centre and intermediate care beds.

 

London Borough of Haringey

St Ann's Hospital
11.51 hectares, freehold owned by Barnet, Enfield and Haringey Mental Health Trust.
Leasehold operational interests held by; amongst others: Haringey Teaching PCT, Moorefield’s Eye Hospital, London Ambulance Service, and North Middlesex Hospital.
Plan the reconfiguration and modernisation of Mental Health and Primary Care Services from the site. A longer term masterplan which would include non-NHS uses for the purposes of cross-subsidy. Better access, especially by public transport.

Tottenham Hale International - Hale Wharf
The plans for the GLS (Greater London Supplies) Depot in Ferry Lane, approved by Haringey’s Planning Sub-Committee last night (17 May), include 1,210 homes, a new primary school, office space, retail units, a hotel and a health centre.
The outline plans, which are also expected to generate more than 600 new jobs, are the first to be approved under a much wider regeneration programme for the area set out in a Tottenham Hale Urban Centre Masterplan agreed by the council last year. More information here.

Tottenham Hale International - Station Interchange

Proposals are for a substantial modernisation of the existing buildings and space to create a future-proof, fully integrated public transport step-free interchange for rail, buses and taxis.

Walthamstow
Key targets are up to 2200 new jobs and up to 1200 new homes.
Walthamstow Town Centre is designated as a Major Town Centre in the London Plan and the High Street is said to contain the longest street market in Europe. It is a deprived but vibrant community.

The Town Centre and Gardens - high quality landscape, safer and better lit at night.
The Bus Station - A striking new building, creates an integrated interchange.
The High Street - Safer and better lit at night, integrated power for market stalls.
Inward Investment - active progress on key sites

Leyton
Located next to Stratford and next to the Lower Lea Valley and Olympics site. Leyton is an area for regeneration in the London Plan.
Proposed development nodes include Lea Bridge (1500 units), Markhouse Corner/Church Road (250 units), Bakers Arms/Midland Road (450 units), Temple Mills/High Road South (500 units).
Local priority projects include improvements to Leyton Station, access to employment, re-opening Lea Bridge Station, improving access to greenspace and improvements to Leyton Midland Road Station.
Lea Bridge Road Station - re-open and upgrade Lea Valley Line, provide new north-south link between Stratford, Tottenham Hale and Stansted and creates a major opportunity for new high density development on brown-field land around the station.

Forest Road Campus
Potential for a large civic campus including Town Hall, Waltham Forest College, Pool & Track and Sir George Monoux College.
Adjacent investment sites include Lloyd Park, Hawker Siddeley and Hurst Road.

Orient Way
The former British Gas site in Orient Way will be developed into a series of business units suitable for B1, B2 and B8 uses. The site is 180,000 sq ft and it is anticipated to have one large unit with several smaller units surrounding.

Centring around Blackhorse Road Station there will be up to 600 new homes, excellent public transport access, a new local centre and improved environment for pedestrians.
